Questions will be reviewed to eliminate duplicates or questions in which the developer cannot answer and/or questions that should be answered by City or Staff. Kindly note this is not a City or CRA forum. Questions are being posed only to the developer.

Background

The intent of this meeting is to give the public an opportunity to weigh-in and provide feedback on The ELEMENT before any final plans are developed. The ELEMENT is a proposed five-story mixed-use building on CRA and City-owned lots along Lake Avenue between ‘L’ and ‘M’ Streets. The plans include up to 120 apartments and retail space.

Rosemurgy Properties was selected by the CRA RFP Selection Team as the preferred developer for these lots, however, the land has not been sold and there is no current development agreement with them. Review and comment on the proposed design of all projects in the City is at the sole discretion of the City’s Land Development Regulations, City Staff, the major thoroughfare design guidelines, the historic preservation design guidelines, and any other City Advisory Board involved with the project. The CRA does not have the authority to grant development orders related to architectural design, zoning, or land use changes.

It is the position of the CRA board members that a mixed-use project like The ELEMENT proposal would help populate the downtown and create an environment conducive to shopping and entertainment. The benefits of such a project are numerous and would ultimately help promote Downtown Lake Worth Beach as a destination. Additional benefits include increased public parking, new retail commercial spaces and more residents in the Downtown area, resulting in an increased tax base, thus freeing up funds to support essential services in Lake Worth Beach. The ELEMENT would also make the area more attractive to private investors, bringing new housing and job opportunities for residents.
