As Age Demographics Change in Palm Beach County, Deco Green Offers Alternative Rental Option

LAKE WORTH BEACH — The site plan for a mixed-use rental development in Palm Beach County has now been approved. According to Office America Group Founder and CEO Ricardo Hernandez, the development serves as a much-needed rental option for young professionals and families.

Office America Group, a boutique real estate development firm in Miami got approval for Deco Green, a four-building, 125,000 square-foot mixed-use community with 127 residential units, 8,000 square feet of retail and office space, and 20,000 square feet of green space. The property is located at 1715 N. Dixie Highway in Lake Worth Beach. The city commission voted in favor of the project at its second hearing Aug. 17.

“Deco Green will offer a variety of rental opportunities at an attainable price point and is the first new development to offer three-bedroom units in Lake Worth Beach,” Hernandez said.

West Palm Beach is not as affordable for younger generations, says Hernandez, so Lake Worth Beach offers a different alternative.

“When new restaurants begin to pop up in downtown Lake Worth... I think it’s going to be like Miami Beach. It’s a unique place, close to a big city, and I think they have a lot of artists living in Lake Worth and a big LGBTQ community as well. I think it’ll be a very good place to be,” said Hernandez.

Hernandez believes Lake Worth Beach will be booming in the next 5 to 10 years with a “Miami-beach vibe” due to changing demographics. For developers thinking about investing in Lake Worth Beach, Hernandez says it’s worth it, but it takes some work when planning and getting approved with the city.

“It’s a city that’s changing from an older population to a younger population. ... The developer has to be patient and propose things for the well-being of the entire community and try to do something nice for the city,” Hernandez said.

Landscape architect Andres Montero will create the green space, and the property will also feature a children’s playground, dog park, and office and retail space.

“The courtyard is intended to be a gathering place for picnics, yoga classes, art festivals, and more for residents and the surrounding community to enjoy,” Montero said.

The development is designed by Martin Architectural Group, based in Coconut Creek, and will feature a combination of Art-Deco and Bauhaus style design. On the side of the building facing Dixie Highway, the buildings will also have two murals by internationally recognized artist Leonardo Moleiro.

Deco Green is expected to break ground in Q2 of 2022. The property is two minutes away from downtown Lake Worth, and a mile from the beach and Lake Worth Golf Club. It’s also less than 15 minutes away from Delray and Boynton Beach and West Palm Beach.
